Emerald Island Resort is a renowned premier resort style gated (manned 24/7) community ideally located in the West Kissimmee area, just south of US Highway 192 and around 5 miles from the Orlando Disney Lake Buena Vista Area. Emerald Island is situated in over 300 tropically landscaped acres surrounded by a conservation area including a large shady area of natural woodland in the middle of the community, offering visitors a relaxing atmosphere in a central location. Adjacent to the clubhouse is a trail for walking, jogging or cycling that winds through the natural settings. There is a multitude of shopping, restaurants and leisure entertainment facilities within a short drive and the exciting Orlando Attractions are within an easy drive. Emerald Island Executive Homes generally offering larger floor plans, upgraded furniture and property features. Emerald Island offers a relaxing holiday atmosphere and features a 4,000 sq ft community Clubhouse with lounge area and sundry shop, swimming pool and jacuzzi spa, fitness facility, games room/arcade, sauna and steam room, tennis courts, volleyball and basketball courts, children's play area and nature paths. The large resort style swimming pool (heated seasonally) is surrounded by spacious sun-decking with loungers for guests. Emerald Island Resort Rental Homes are modern detached properties, each offering excellent quality, attractively furnished and fully equipped for 'home away from home' living requirements. Pictures are of typical homes in the programme. Each rental home offers spacious living and dining areas, a fully equipped American sized kitchen featuring all the facilities and gadgets one would expect, including a separate utility area with a washer machine and dryer. An integral double garage will keep up to two rental cars or mini-vans nice and cool, ready for trips out, each home with a private driveway. Each property has as standard: Air Conditioning • Cable TV • Telephone • Fully Equipped American Kitchen with Cooker, Refrigerator and Microwave, Dishwasher • Dining equipment for the size of property • Luxury Furnishings and Linens • Utility Area with Washer, Dryer and Iron/Board • Two Bathrooms (one en-suite) • Double Garage • Screened-in Swimming Pool • Patio Furniture including table and chairs Each property is independently owned and homes will vary in furnishings from property to property, many will include various 'extras' such as VCR, Radios, CD Player, DVD, Computer Games, Extra TV's, Hairdryer/s, Barbecue, etc. |

The screened-in swimming pool is located at the rear of the property and will offer plenty of sundeck space including outdoor table and chairs. Most properties have a lanai. The typical size of a private swimming pool is around 25 feet in length x 15 feet in width, ideal for a leisurely Florida style family day around the pool just having fun and enjoying yourself. Most homes offer the option of electric or gas pool heating, which can be pre-booked - if required please book this facility at the time of booking. Electric Pool Heating is £100 per week / £15 per day and Gas Pool Heating £200 per week / £30 per day. |

The master bedroom will have either a king or queen sized bed and feature an en-suite bathroom, the additional bedrooms will either have one double sized bed or two twin beds, homes having a combination of bedding to suit families, together with a second bathroom. Four and Five Bed Rental Homes will have at least two - if not three - double bedded rooms, with the other bedrooms having two twin beds in each. There will usually be a third bathroom. Some homes will have two en-suite bedrooms. Six and Seven Bed Homes will usually have at least three double bedded rooms, with the other bedrooms having two twin beds in each (some may have bunk beds in one bedroom), two en-suite bedrooms and at least three bathrooms. Most homes will also have a double sleeper sofa in the living area for extra sleeping facilities, please request this at the time of booking if required. |

| Rental Prices: To calculate the daily rate for extra days simply divide the weekly rate by 7 for the applicable season. Dates that cross two seasons (or more) are pro-rata - to establish the total cost calculate the daily rate in each season x numbers of days required in each season. |
| Home Occupancy: Maximum occupancy allows for two persons per bedroom plus the double sleeper sofa. |
| Pool Heating: Optional electric or gas pool heating is available at a supplement of £100 per week / £15 per day (Electric) £200 per week / £30 per day (Gas) - please request at the time of booking. |
| Check-In / Security Deposit: Check-in will usually be at the reception offices of the management agents acting locally for the property owner. A credit card security deposit for approximately $250 / $500 will be required against any breakages - details will be provided together with accommodation voucher and arrival instructions for collecting the property keys. |
